According to the CME Group's FedWatch tool, the chances that the Fed will increase rates go up with each subsequent meeting this year. Currently, there's nearly a 30% chance that rates will increase by 25 basis points following the July meeting, but that percentage, along with the level of rate increases, grows as the year goes on. Right now, there's a combined 59.4% chance rates will be higher following the September meeting, 67.5% following the October meeting, and 77.4% following the December meeting.

The average HELOC rate is 7.25%, according to real estate analytics firm Curinos. HELOCs first hit a 2026 low of 7.19% in mid-January, then again in March, and again in May. The national average rate on a home equity loan is 7.86%, far from its 2026 low of 7.36%, which we first saw in mid-March, then again at the end of April, and in mid-May.
